So i killed seth... but how do i get to the islands on the eastern side of the map and where's this charlie dude i wanna buy the house from??? thank you for your help...

I think you've reached the end of the game.... although I think you're supposed to go back and talk to your aunt or something. The things you mentioned aren't included in the game.

Do you know the part where you killed the ducks and got the stone with your name on it ? Go south until you hit the beach. Now follow the southern beach until you find some rocks and shells that form the edges of a short road into the water, from there you can walk onto the water. There you will find a whole new area, with the most powerful weapon in the game.
